Living in View Royal
View Royal is one of Greater Victoria's smallest municipalities, but its central location makes it one of the most conveniently situated. Nestled between Esquimalt, Langford, Colwood, and Saanich, View Royal serves as a geographic hub where the core and the Western Communities meet. Residents enjoy quick access to downtown Victoria, the Westshore shopping centres, and some of the region's best parks and trails.
The community has a quiet, residential character with a mix of older established homes and newer developments. View Royal is not as well known as some of its neighbours, which works in its favour for buyers looking for good value in a central location. Thetis Lake Regional Park, one of the most popular outdoor recreation areas in Greater Victoria, is partly located within View Royal's boundaries.
Neighbourhoods
- Hospital Area / Helmcken: The eastern portion of View Royal, close to Victoria General Hospital. A mix of older homes and newer condo developments. Convenient for healthcare workers and those who want quick highway access.
- Thetis Heights: The hillside area near Thetis Lake. Larger lots, mature trees, and a semi-rural feel despite being minutes from shopping and transit. Some homes have views of the lake or the surrounding hills.
- Atkins / Six Mile: The commercial centre of View Royal, along the Old Island Highway. The Six Mile Pub, one of the oldest pubs in BC, is a local landmark. New mixed-use development is bringing condos and retail to this area.
- Portage Inlet: The waterfront area along Portage Inlet, a tidal basin connected to the Gorge Waterway. Quiet streets with waterfront views and access to kayaking and paddling. Some of View Royal's most desirable properties are found here.
- Shoreline / Eagle Creek: Newer residential developments in the western part of View Royal. Modern homes and townhomes with good access to the Galloping Goose Trail and Thetis Lake.
Schools
View Royal is split between two school districts. The eastern portion falls within Greater Victoria School District 61 (SD61), while the western areas are served by Sooke School District 62 (SD62). View Royal Elementary is the primary school within the community. Secondary students attend Esquimalt High School, Spectrum Community School, or schools in neighbouring municipalities depending on their location.
Camosun College's Interurban campus is located just across the border in Saanich, providing convenient access to post-secondary education and trades training.
Parks and Recreation
Thetis Lake Regional Park is View Royal's outdoor crown jewel. The park covers over 830 hectares and includes two lakes, extensive hiking and mountain biking trails, swimming beaches, and forested scenery. It is one of the most popular year-round recreation areas in Greater Victoria and a major draw for residents who value easy access to nature.
Portage Inlet provides a calmer waterfront experience, with opportunities for kayaking, bird watching, and waterfront walking. The Galloping Goose Regional Trail runs through View Royal, connecting the community to Victoria in the east and the Western Communities to the west. The trail is a favourite for cycling commuters and recreational users alike.
View Royal does not have its own full-sized recreation centre, but residents have easy access to the Esquimalt Recreation Centre and the Westshore Parks and Recreation facilities in Langford.

View Royal's real estate market is diverse for a community its size. The average home price sits around $800,000, placing it in the mid-range for Greater Victoria. Single-family homes in established areas like Thetis Heights and along Portage Inlet range from $750,000 to over $1 million, depending on lot size and views. Newer townhome and condo developments, particularly near the Six Mile area, offer more affordable entry points starting in the $450,000 to $600,000 range.
View Royal tends to appeal to buyers who want central access without the higher price tags of Victoria or Saanich, and without the newer, more suburban feel of Langford.
