Langford is the fastest-growing municipality in Greater Victoria and one of the fastest-growing communities in British Columbia. What was once a quiet, semi-rural area on the western edge of the region has transformed into a modern, amenity-rich city with new shopping centres, restaurants, recreation facilities, and housing developments appearing every year.
The appeal of Langford is straightforward: you get more home for your money than in Victoria, Oak Bay, or Saanich, and the trade-off is a 20-minute commute to downtown. Langford has invested heavily in infrastructure, including road improvements, new schools, and community recreation, to keep pace with its rapid growth.
Neighbourhoods
- Bear Mountain: A master-planned resort community built around two golf courses designed by Jack Nicklaus. Upscale homes, condos, and townhomes with mountain and ocean views. The Westin Bear Mountain Resort anchors the development.
- Westhills: One of Canada's first BUILT GREEN communities, designed with sustainability in mind. Modern townhomes and single-family homes, walking trails, and a community centre. Popular with young families.
- Happy Valley: A rapidly developing area south of the main Langford core. A mix of new subdivisions and established rural properties. Offers some of the most affordable single-family homes in Greater Victoria.
- Goldstream: The northern gateway to Langford, near Goldstream Provincial Park. A mix of older homes on larger lots and newer developments. Close to trails and nature.
- City Centre: The commercial heart of Langford, centred around the Westshore Town Centre and Millstream Village shopping areas. New condo and townhome developments are bringing more density and walkability to the core.

Schools
Langford is served by Sooke School District 62 (SD62), which has opened several new schools in recent years to keep pace with the community's growth. Notable schools include Belmont Secondary, Ruth King Elementary, and the newer Lakewood Elementary. The district is known for its innovative programs, including French immersion and outdoor education offerings.
Royal Roads University, located in neighbouring Colwood but closely associated with the Langford area, offers undergraduate and graduate programs in a stunning campus setting at the historic Hatley Castle estate.
Parks and Recreation
Langford's proximity to nature is one of its strongest assets. Goldstream Provincial Park, located at the northern end of the municipality, is one of the most popular parks on Vancouver Island, famous for its annual salmon run in the fall and towering old-growth forest. The Galloping Goose Regional Trail runs through Langford, connecting the community to Victoria and Sooke by a paved, car-free pathway ideal for cycling, walking, and running. The Bear Mountain area commands premium prices, with luxury homes and resort-style condos priced well above the Langford average. At the other end, Happy Valley continues to offer some of the best value for new construction in the Capital Region.
