Living in Esquimalt
Esquimalt is one of Greater Victoria's most compact and historically significant communities. Home to Canadian Forces Base (CFB) Esquimalt, the largest naval base on Canada's west coast, the township has a strong military heritage that shapes its character and economy. But Esquimalt is much more than the base. It is a waterfront community with excellent parks, a walkable village centre, and some of the most affordable housing in the Greater Victoria core.
For buyers who want to live close to downtown Victoria without paying downtown prices, Esquimalt is one of the best options available. The municipality borders Victoria's Vic West neighbourhood and is just minutes from the Inner Harbour, yet home prices remain noticeably lower than in Victoria, Oak Bay, or even Saanich.
Neighbourhoods
- Esquimalt Village: The heart of the community, centred around Esquimalt Road. A growing mix of shops, restaurants, and services. New condo and townhome developments are adding density and walkability to this area.
- Saxe Point: One of Esquimalt's most desirable residential areas, named after the stunning Saxe Point Park. Quiet streets, mature trees, and ocean access. Homes here command a premium within the Esquimalt market.
- Rockheights: An established residential area on higher ground with views across the harbour. A mix of single-family homes and older apartment buildings. Close to the Gorge waterway.
- West Bay: Located along the waterfront west of the Johnson Street Bridge. A mix of waterfront condos and marinas. The West Bay walkway provides a scenic connection to Victoria's Inner Harbour.
- Gorge / Tillicum: The northern edge of Esquimalt along the Gorge waterway. A mix of older homes and newer developments. Close to Gorge Park and the Galloping Goose Trail. Shared with the Saanich border area.
Schools
Esquimalt is part of Greater Victoria School District 61 (SD61). The community is served by Lampson Street Elementary, Macaulay Elementary, Rockheights Middle School, and Esquimalt High School. Esquimalt High is known for its strong community feel and diverse programs, including a well-regarded arts program.
The municipality's proximity to the University of Victoria and Camosun College means post-secondary options are easily accessible, and military families have access to additional educational resources through CFB Esquimalt.
Parks and Recreation
Esquimalt punches well above its weight in parks and waterfront access. Saxe Point Park is the standout, offering rocky shoreline, ocean views toward the Olympic Mountains, picnic areas, and some of the best sunset-watching spots in the region. The park is a local favourite that remains relatively uncrowded compared to Victoria's more famous parks.
The Gorge Waterway, which forms part of Esquimalt's northern boundary, is a tidal inlet popular for paddling, rowing, and waterfront walking. Gorge Park provides green space and a swimming area along its banks. The Esquimalt Recreation Centre offers pools, a fitness centre, and programs for all ages, and the Archie Browning Sports Centre is a well-known venue for lacrosse and other sports.
The Galloping Goose Regional Trail passes through Esquimalt, connecting the community to Victoria, View Royal, and the Western Communities by a car-free pathway.

Esquimalt offers some of the most affordable real estate in the Greater Victoria core. The average home price sits around $750,000, and the municipality has a healthy mix of single-family homes, condos, and townhomes. Single-family homes in established areas like Saxe Point and Rockheights typically range from $750,000 to $1 million, while condos and townhomes can be found starting in the $350,000 to $500,000 range.
New development is happening, particularly along Esquimalt Road and near the waterfront, bringing modern condos and mixed-use buildings to the community. These new builds offer contemporary finishes and layouts that appeal to first-time buyers and downsizers.

The West Bay walkway provides a scenic pedestrian and cycling connection to the Inner Harbour.
Highway 1 is accessible via Tillicum Road, providing a connection to the Western Communities and up-island destinations. The compact size of Esquimalt means most errands can be done without a long drive.
